建筑防水即为防止水对建筑物某些部位的渗透而从建筑材料上和构造上所采取的措施。防水材料的种类，按原材料来分，有沥青类防水材料、橡胶塑料类防水材料、水泥类防水材料、金属类防水材料。防水涂料有四大类：硬性灰浆、柔性灰浆、丙烯酸酯、单组分聚氨酯。按性状，防水材料还有防水卷材、聚氨酯防水材料、聚合物水泥基防水材料之分。

柔性防水材料，多为沥青，油毡等有机材料亦称油毡卷材防水层，它是由油毡、玻璃布等纤维织物做胎层的卷材，用各类胶结材料如沥青等，将卷材粘结在屋顶结构板上的找平层上而形成的防水层。柔性防水材料拉伸强度高、延伸率大质量轻、施工方便，但操作技术要求较严，耐穿刺性和耐老化性能不如刚性材料，易老化，寿命短。
